Considering Replacing Your Roof?

When replacing your roof, there are quite a few things to consider:

  • How long do you plan to stay in the home?

  • What budget do you have to pay for the roof and should you finance the project?

  • What kind of appearance fits your home

  • Are there any restrictions on what roof I can put on my home; HOA or regulatory restrictions, what kind of roof is in place at the moment, making the roofing company convert the roof to a different system, thus adding cost, environmental factors that may make a certain type of roofing better than others.

These are the questions that roofing companies should be answering for you when they come out to see you. However, as a 120 year old industry, there is more salesmanship out there than is appropriate, and most homeowners will end up sitting through 3-hour presentations on why a specific company’s roofing system is “the best!” and how they’ll “never need to roof again!” etc. etc. etc.

At Adaptive Roofing, we’re here to give you the facts about what’s relevant to you, so if you already have an idea of what that is, then give us a call and see if we can work together on it! If you don’t know exactly what you’re looking for, keep reading and in a few minutes you’ll have a better idea of what direction you should take.

Inspection

Your assigned project manager will meet you at your home to inspect the roof and attic to determine why the existing roofing system has failed. Many times, roofing has simply worn out, and we want to make sure to catch and correct any damage to the substrate before installing the new roof. However, many times, there are other causes of roof failure such as improper installation around unique features of a house. By performing a complete inspection, not only do we capture all the cost of the project upfront and eliminate the risk of surprises, but we gain an understanding of how to install a roofing system that is specifically tailored to your home.

Consultation

Roof replacement is our specialty, and most of our clients have never had to replace their roof before. Once the project manager has understood and documented the failures of the existing roof, they will sit down with you and make sure your questions are completely answered. This has many benefits, as it allows us to explain why we will use certain components in our roof replacement process and their importance, and it allows our clients to become more informed as to what elements of the roofing system installation are particularly important to consider.

The goal of every meeting is to find the perfect solution for the client. For some, this is the cheapest solution available to them; for others, it’s about finding something that will last forever; for most of our clients, it’s something in between. That’s the importance of choosing a roofing company that Adapts to you.

It’s one thing for us to understand the complexities of your roof, but we want to make sure you understand them too. Once our clients feel confident about what’s going on with their existing roof, we can discuss possible solutions!

Some of our clients seek multiple estimates from different companies and it is impossible to compare these estimates when we don’t have a clear understanding of what issues the companies believe they are trying to solve. By doing our part to inform clients about what problems exist, they can better understand what other companies are telling them and determine what questions to ask to make sure the estimates they receive are consistent.

Once our clients feel comfortable that the scope of work for the project includes the necessary repairs, our project manager will provide a 5-minute presentation on the different shingle options available in the industry and provide a recommendation as to what a good option would be. Budget is an important part of the discussion at this phase, as finding the right “value” is always a balance between quality and affordability. If you would prefer not to discuss a specific budget, that is completely understandable; we can easily figure out where to “aim” with the total cost of the system based on a shared understanding of what problems need to be solved.

We encourage our clients to ask questions and challenge their project manager on anything they would like during this section, as some of our customers love the details of the different products used in the roof, and others don’t find this information as important. Some of our clients have felt that detailed product information is not important to their decision, whereas others felt the opposite. We have found that our transparency with product information allows every client to control the level of detail in the conversation about different products.

The goal of every meeting is to find the perfect solution for the client. For some, this is the cheapest solution available to them; for others, it’s about finding something they won’t have to worry about ever again; for most of our clients, it’s something in between. Production

Once our clients decide they have found their balanced solution, the project manager will go over the scope of work and the components that were included with the system. This is also the time where they will go over any steps that should take place before the project begins, such as moving any items to avoid risk of damage during installation.

Now the real work begins! Your project manager will be ordering the roofing materials and communicating with you about when they will arrive to your home and be loaded onto the roof. The appropriate roofing team based on the type of system will also be scheduled for a date within a few days of when the materials arrive.

When the roofing team arrives to begin the project, the project manager will be present to ensure that the foreman understands the details of the installation. The installation of a roof can be loud and messy, but proper planning and communication ahead of time make sure the process is contained. Many of our clients enjoy watching the roofing work take place, but it is very important that instructions on safety are strictly followed to make sure there is no risk of injury. Then, please enjoy the transformation!

Completion

Roof Replacement Renton, WA

Although many things make Adaptive Roofing unique, the Completion Phase of our process is what truly sets us apart.

Quality is not something we hope for; it is something we demand.

When a roof is completed, the foreman will perform an initial inspection of the roof and completion photos are sent to the project manager. They will then schedule a time where the project manager will meet you at your home and perform a final inspection on the finished installation to make sure that everything was completed as discussed. This inspection includes testing several different areas of the roof at random to ensure that the right nailing pattern was used and that nails are seated correctly. All penetrations and vents will also be inspected to ensure that the manufacturer specifications were followed.

Once the installation passes inspection, your final meeting will take place, where you will receive several important documents and a workmanship warranty signed by the company owner certifying that you are completely covered for any issues related to the installation of the roof. Hopefully, you will never have to talk to a roofing company ever again!

FAQ

Choosing the best roofing services for your home can be scary. A full residential roof replacement is expensive and often involves dealing with your insurance company or other third parties, and knowing you have a trustworthy roofing contractor is important. At Adaptive Roofing company, we focus more on exceptional service and superior project management than we do on heavy sales tactics. Reach out to us for your free estimate and inspection, and we will help you make the right choice for your roofing project.

The correct type of roofing for your home and your situation comes down to a few key factors:
  1. The environment in which the roof is being installed
  2. How long you need the roof to last
  3. What the budget for the project is

Over 80% of residential roofs consist of Composite Asphalt shingles, and there are several reasons for this. Composite roofing lasts long enough for most people, it’s already popular and most people don’t want to be the only people with a different type roof in the neighborhood. Of course, the biggest reason it’s so common is?… it’s the least expensive!

The majority of roofing companies describe the expected lifespan of the roof they are selling using the term of the manufacturer’s warranty for the system, which is highly misleading. Most manufacturer warranties have warranty periods that last from 25 years all the way up to 50+ years, yet it would be almost impossible to find an asphalt composite roof that has lasted longer than 50 years, and it’s still uncommon to see a composite roof at age 25 that is still in great condition. The oldest roof that our company has ever encountered was 43 years old and should have been replaced for quite a while. The typical roof lasts closer to 10 years before it starts seeing leaks and needing regular roofing services.

We specialize in services ranging from minor roof repairs (replacing missing shingles, correcting exterior water damage, inspecting metal roofs, and more) all the way up through new roof construction or roof replacements. We also promise to provide quality service and excellent return on investment. For more information, contact us today.
